Home Repairs in Bellaire
Sooner or later every house needs someone with a wrench or a ladder. The useful step happens before the call: find out whether the trade is licensed, and where to confirm it. Texas treats plumbers, electricians and air conditioning contractors differently from roofers.

Check the license first
Plumbers are licensed by the Texas State Board of Plumbing Examiners, which offers a public license search online along with a find-a-plumber tool. Electricians are licensed by the Texas Department of Licensing and Regulation, which says anyone who performs or offers non-exempt electrical work must be licensed and work through a licensed electrical contractor. The same department licenses air conditioning and refrigeration contractors and says each company must employ a licensed contractor at every permanent location. The plumbing board and the licensing department each have a license search on their sites.
Roofers are the exception. The Roofing Contractors Association of Texas says the state does not administer licensing for roofing contractors, and that its own licensing program is voluntary. That means the license check that works for a plumber does not exist for a roofer, and references and insurance matter more.
What the city requires
The city's permit categories include roofing, electrical, plumbing and irrigation work, in addition to new construction and remodeling. The city's permitting FAQ, written in 2022 for storm repairs, says contractors working in Bellaire must be registered with the city and have a current certificate of insurance on file, and that state-licensed professionals provide a copy of their license. It also says trade permits cannot be issued to unlicensed individuals. The same FAQ says removing water-damaged materials, covering holes temporarily and cleaning up debris do not need a permit. Because that document was written for a specific recovery, ask Development Services what applies to your job today.
Once a permit is issued, the inspection is requested online, and the city says requests are not to be scheduled with the inspectors themselves. The city's Development Services presentation says its building inspections cover the International Code Council codes and the National Electrical Code, along with mechanical, electrical, plumbing and energy code compliance. A permit that never gets a final inspection is an open item on your house, so ask your contractor when the inspection is scheduled.
Plumbing and water heaters
Bellaire lists plenty of plumbing businesses, several with nearly the same name, so read each website closely. Duct cleaning is its own small category here, with several listings separate from the air conditioning companies below. Bellaire Plumbing, at 5311 Bellaire Blvd, advertises emergency service and lists plumbing repair, water heater work, drain cleaning, leak detection, pipe repair and sewer drain cleaning. Drain Cleaning Bellaire TX, at 5001 Bissonnet St, lists drain and sewer line work, toilet repair and water heater service.
Southern Plumbing, at 5233 Bellaire Blvd, lists repiping, sewer repair, hydro jetting, gas lines, fixtures and water heaters, and its footer shows a master plumber license number you can confirm on the state board's search. 911 Water Heater, at 5107 Bellaire Blvd, lists water heater repair and installation, drain cleaning, sewer repair and leak detection, and says it is fully licensed without giving a number, so ask for one.
Air conditioning
AC Repair Bellaire TX, at 5238 Cedar St, lists air conditioning repair and installation, air duct cleaning, dryer vent cleaning and preventive maintenance. Super-Check A/C & Heating is at 5233 Bellaire Blvd, Air Dynamics A/C & Heat is at 5350 Bellaire Blvd, and Absolute American Air Conditioning and Heating is at 5116 Bissonnet St. For those three we have only the category and address, so check the state's license search and ask what they service.
Roofing
Landmark Roofing Co. is listed at 4909 Bissonnet St as a roofing business. Abbott and Crane Construction, at 6575 W Loop S, lists roof repair, inspection and replacement on its website, along with siding and windows, concrete work and handyman services. Since Texas does not license roofers, ask both for references and for proof of insurance.
Before a roof claim, read what the Texas Department of Insurance says. A roofer who offers to waive your deductible is offering something that Texas law makes illegal. The same goes for a promised rebate on it. The department suggests keeping proof that you paid the deductible.
Appliances and handyman work
Bellaire Appliance Solutions, at 6575 W Loop S, lists repair for refrigerators, ovens, stoves, dishwashers, washers, dryers and built-in appliances. Archangel Home Maintenance & Improvement, also at 6575 W Loop S, is listed under home improvement, and we could not read its website, so ask what it does and does not take on.
Our directory lists no electricians. Use the state's license search, and pull the city's trade permit through a licensed electrician rather than doing the work yourself.
Hiring anyone
The Texas Department of Insurance advises getting at least three written bids, keeping signed agreements and warranty terms, confirming the contractor has insurance or a bond, and not making the final payment until the work is finished. It lists red flags: door-to-door solicitation, cash-only terms and requests for money before materials are on site.
Before you go
- Look up the plumber, electrician or air conditioning contractor on the state license search before you let anyone into the house. - Ask every contractor whether it is registered with the City of Bellaire and request a certificate of insurance. - Get three written bids for anything beyond a small repair, and keep signed copies of the agreement. - Do not pay the full amount up front, and be wary of anyone who only accepts cash. - Ask Development Services whether your repair needs a permit, because roofing, electrical and plumbing work are permit categories.
